This was a dilapidated home that had been converted into a duplex in World World II near Fort Sam. Payless gutted the home to convert it back into single-family home. It has since been designated "historical" by the City of San Antonio.

Payless replaced the broken concrete-sidewalk. We also repainted the exterior and interior of home. Payless then repaired portico on the side of the home that is structurally-sound enough for a table and chairs to stand level on top.

Alta Vista Repair
Payless renovated single-family home with mother-in-law quarters in the rear. The fire places were repaired to working efficiency. Payless also replaced the flooring in the kitchen and breakfast area.

Government Hill Duplex
The walls were removed in the interior of the home to open space to accentuate high ceilings, crown molding, and hardwood floors. We kept the wooden windows on the duplex by repairing the frames and window sills.

The deck was weathered and rotting. It had an old storage area underneath that was leaking. Payless removed the rotted wood, replaced the tin roof underneath the deck on top of the storage shed, and replaced rotted decking. Payless also restained the entire areaand restained the entire area to take in view.

Carpet was damaged from dogs that had lived in the house for many years. Carpet and pad had to be removed before new installation. Base molding was very thin, so Payless replaced it with wider molding to give it a more dramatic effect.

Fourplex Rental Remodeling
Cracks on interior of home and sticking doors were a result of ancient cedar posts under home. Home was releveled and replaced with new cedar posts. Cracks and stucco were from same problem and were repaired.

Payless worked with City of San Antonio on sewer connection, tree ordinance, and rear alley entrance with pebble-finish driveway. Payless built a wrap-around porch for curve appeal.
